Hello — and a warm welcome to our latest article, “Reflective Staining (Dot and Dab Staining) on My Patio Slabs.”
Whether you’re a regular reader or it’s your first time here, we’re glad you’ve stopped by.
Ever noticed strange ghost-like patterns showing through your patio slabs? Little round patches or rings that seem to appear from nowhere… and then just won’t go away? That’s reflective staining (sometimes called dot and dab staining)… and you’re not the only one dealing with it.
Whether your home is in the heart of Cambridge, a countryside village like Willingham, or a family garden in Newmarket… this is a common issue we see across Cambridgeshire, Hertfordshire and Suffolk.
Let’s break it down… what it is, why it happens, and how to stop it from ruining your beautiful patio.
What Is Reflective Staining – and Why Is It Happening?
Reflective staining appears when you lay paving slabs using the “dot and dab” method… that’s where blobs or rings of mortar are dotted underneath each slab rather than spread fully across the base.
Sounds harmless? Sadly not.
Here’s the problem:
- Moisture rises from those mortar blobs
- It seeps into the porous stone above
- Over time, visible patterns show on the surface — mimicking the mortar shape beneath
It’s like your patio’s haunted by the way they laid it. And if your slabs are lighter in colour (like sandstone or limestone), those marks really stand out.
Why It Matters — More Than Just Looks
This one affects everyone:
- Busy families might feel frustrated or embarrassed when the garden looks less-than-fresh, especially when guests or kids’ friends are over.
- Retired homeowners often take great pride in their homes — so seeing staining they can’t clean off can be a real letdown.
- Design-conscious couples who’ve invested in a beautiful outdoor space don’t want hidden flaws showing up months later.
It’s not just about aesthetics, either. These patterns could signal poor workmanship — and that can mean bigger issues down the line, like uneven settling, cracked slabs, or ongoing damp spots.
Can It Be Cleaned Off?
Here’s the honest answer:
Reflective staining isn’t always removable… because it’s not just on the surface.
You can lighten it with specialist cleaning, but if the stone has absorbed moisture deeply, those marks may still be faintly visible. It depends on the materials used, how long the staining has been there, and how they originally laid the patio.
So, while professional cleaning may improve the look, it’s not always a full fix… and sometimes, replacement is the only way to fully erase the damage.
How to Avoid Dot and Dab Reflective Staining in the First Place
This is the good news — you can absolutely prevent it from happening again.
✅ Use full mortar beds: Slabs should always be laid onto a consistent, fully spread mortar base — no blobs, no shortcuts.
✅Add a slurry primer: This creates a moisture barrier between the mortar and the slab, reducing the risk of marks seeping through.
✅Choose quality materials: Porous or cheap stones are more likely to stain — especially in the damp UK climate.
✅Get the right team: Working with skilled patio installers means it’s done properly the first time.
And if you’re not sure what they used under your current patio… we’re happy to come out, assess things, and walk you through your options with zero pressure.
Already Have Dot and Dab Marks? Here’s What You Can Do:
If your patio is already showing signs of the dreaded dot and dab staining… here is what you do:
- Step 1: Let us have a look. We can often tell at a glance how deep the staining goes… and whether a clean will help.
- Step 2: Book in your test patch. In a few cases, a small “test” clean can show how much of the staining is removable.
- Step 3: Discuss your next steps. If needed, we’ll explain repair or replacement options… clearly and honestly.
There’s no judgment here. We’ve seen it all — and we’ll always do what’s best for your home and budget.
A Quick Story from a Cambridgeshire Garden
One of our clients in St Ives, a retired couple who’d just had their garden landscaped, was heartbroken to see shadowy round marks appearing across their new patio within months.
They’d hired a general builder who’d used the dot and dab method to save time. Unfortunately, we couldn’t fully remove the staining… but we were able to help them replace the worst slabs and educate them on proper re-laying.
They now have a fresh, flawless patio — and peace of mind that it’s done properly this time.
Here are the photos of the patio we cleaned:
Notice the staining is in a central spot in the middle of the slab, showing the slab is on a central lump of mortar rather than 4 or 5 dots like they should be.

FAQs
Q: Can I pressure wash reflective staining on my patio (Dot and Dan Staining) away?
A: Not normally… The stains are often deep inside the slab itself… so while pressure washing might brighten the surface, it’s not very likely to fully remove the marks.
Q: Is dot and dab illegal or just bad practice?
A: It’s not illegal, but it’s widely discouraged by paving professionals because of the long-term issues it can cause. Full mortar beds are best practice.
Q: What does a proper patio installation cost in Cambridgeshire?
A: Prices vary depending on the size, materials, and complexity — but we’re happy to give you a clear, honest quote with options that suit your space and priorities.
